Asbestos Removal in King City

King City’s homes are older than Tigard’s on average: the median King City home was built in 1976, and almost a third went up in the 1960s alone.

More than half the city’s homes predate 1980, and roughly 80% are owner-occupied. We test and remove asbestos for King City homeowners and rental owners alike.

Asbestos services

1960s ceilings

Ceiling texture in a 1960s house is worth a lab test before anyone scrapes. Positive texture is friable, and popcorn ceiling removal happens inside a negative pressure enclosure.

Laundry and kitchen floors

Vinyl tile in 9-inch or 12-inch squares can contain asbestos, and so can the glue under it. Our floor tile and sheet vinyl removal keeps tile whole and wet.

Testing first

Each of these starts with asbestos testing of the area you plan to change.

King City homes

The 1960s supplied about 900 of King City’s roughly 2,800 homes, more than any other decade, and the 1950s and 1970s added about 600 between them. Around 80 are mobile homes, which Oregon counts as residential buildings for the survey rule.

Owner-occupied homes

Most King City homes are owner-occupied, so the owner exemption is worth knowing. If the single-unit home is yours and you live there, Oregon doesn’t require a license or a DEQ notice for you to sample or remove asbestos yourself. DEQ strongly recommends a licensed contractor instead, and the exemption ends if the house will be demolished.

Frequently asked questions

Does King City have its own asbestos rules?

King City follows the state rules: homes from before 2004 get surveyed before a contractor remodels or tears them down, and DEQ gets notice before asbestos comes out.

Is a 1960s house sure to have asbestos?

No. Age is a reason to test, not a result. Only a lab can tell you.

Where does the waste go?

Only to landfills holding a DEQ permit for asbestos. It travels double-bagged in 6-mil plastic with a shipment form, and Metro transfer stations turn it away.
